| 30 Year Fixed Thirty year fixed loans are by far the most popular loans here in the U.S. These loans are designed for the person or persons who is interested in locking in the rates for today and holding for the entire thirty year period. Option Arm/Pick-a-pay The Option arm loans are becoming more popular for many people from the self employed client who wants to control their cash flow to the client who does not plan on holding the intended property for a long amount of time. This loan will generally come with four payment choices each month. 1."Interest only" based on the rate at the time of settlement. 2. "Minimum payment" Usually a rate that is considerably smaller that the fully index rate. 3."Fully index rate" is the rate that has been given based on the current market. This rate will be full principal and interest amortized for 30 years. 4.Finally you will receive the option of paying a "Fifteen Year Amortization". 30 year Interest Only Program This loan is very unique in witch the client is allowed the option of paying interest only on their loan for up to 10 years. Any time they are to pay extra, the loan re-amortizes itself therefore making the loan payment smaller the following month. After the 10 year period ends the loan will then become fully amortized as a 20 year fixed based on the amount still owed. 100% Financing This allows our clients the flexibility of not needing a down payment witch prevents many clients from making their purchase.
